Is a registration required to register a gift deed

Dear all,

I want to register a gift deed.

My father wants to gift me a One Room Kitchen apartment in the Andheri East suburb of Mumbai.

My lawyer will prepare the gift deed. However for registration of the gift deed he has asks me to meet registration agents.

The agent says is that he will make the registration process smooth and quick.

He says that if I do not engage a registration agent the process will take a lot of time, more visits and will involve more under hand payments.

I want to know whether it is norm that under hand payments are a must for registration of a gift deed.

In my case every thing is every clear.

My father has an AADHAR card and a PAN card and is willingly ready to gift me a One Room Kitchen apartment.

My mother and my wife will be witnesses. Both of them have AADHAR cards.

So please let me know whether a registration agent are require to register the gift deed.

Do you know if a PAN card is required for the recepient of the gift deed?

yes. Identity proof is required. That is what my lawyers have told me.
